The short version
Matterport records a property with a 3D camera on site. Walkly builds the tour from photos and plans that already exist. They answer different questions, and the table shows where each fits.

When a scan is the better choice
- You need floor areas and dimensions you can rely on.
- The tour documents condition, for an inventory, an insurer or a dispute.
- The property has never been photographed and someone is going there anyway.
When a tour from photos is the better choice
- The apartment is already listed and photographed, and a visit means disturbing tenants or guests.
- You have many apartments and the travel adds up.
- The apartment is not finished yet.
- You want the tour to look like the listing photos: clean, evenly lit, at its best.

Questions
Is a tour from photos as accurate as a scan?
No, and it does not try to be. A scan records the space as it is on the day; a reconstruction shows the apartment as the photos show it. For measurements, use a scan.
Can we use both?
Yes. Some operators scan the flagship apartment and use tours from photos for the rest of the portfolio.
Is there a Matterport alternative without a subscription?
Yes, if you do not need a scan. A Walkly tour is paid once, with hosting included and no monthly fee, and you get a copy of the tour files to host anywhere.
Is Matterport worth it?
It is when you need measurements or a record of the condition on the day, or when someone is going to the property anyway. For an apartment that is already photographed, or for many units, a tour rebuilt from the photos saves the visit and the hosting plan.
